Our management experience

A portfolio shapedby hands-on management.

Our management experience

River Precinct's experience has been built through direct involvement in premium residential property across Brisbane.

From the ongoing management of established high-rise communities to temporary transition appointments and new management commencements, each property has strengthened our knowledge of what effective onsite management requires.

Our portfolio reflects a simple principle: understand the property first, then build the management approach around it.

Building Management & Caretaking · Leasing & Property Management

River Place is a prominent riverfront residential development in Brisbane City and the foundation of River Precinct's management experience.

Since 2021, our onsite role has brought together building management, caretaking, maintenance, contractors, administration, leasing and property management within one connected operation.

The appointment has shaped our management model — combining detailed building knowledge with strong presentation standards, informed leasing and a clear focus on long-term property value.

2025 — 12-month temporary appointment

Building Management & Caretaking

In 2025, River Precinct undertook a 12-month temporary management appointment at Quay Terrace during a period of management transition.

The appointment required our team to step into an established residential environment, understand the building quickly and maintain continuity across everyday management, caretaking and property operations.

It strengthened our experience in management transitions — where clarity, consistency and immediate familiarity with the property are essential to maintaining confidence throughout a change in management.

Continuity through transition.

Admiralty Towers I is an established riverfront residential address positioned at 35 Howard Street in Brisbane City, overlooking one of the city's most recognisable stretches of the Brisbane River.

Comprising approximately 150 apartments across 27 levels, the property combines a significant residential scale with established amenities including an indoor heated pool and spa, gymnasium, sauna, riverside gardens and secure onsite facilities.

River Precinct is preparing to commence building management and caretaking at Admiralty Towers I in late 2026. The appointment represents the next stage in the development of our management portfolio and an opportunity to bring our onsite approach to another established Brisbane riverfront property.

Preparing for commencement

Our preparation will focus on understanding the building in detail before commencement — its maintenance priorities, contractors, records, common areas and established operating requirements.

The objective is a smooth transition, clear priorities from the outset and a management team that understands the property from day one.

Our portfolio

Different properties.The same standard.

Every building brings its own history, systems and priorities.

Our role is to understand those differences quickly, establish clear management standards and remain close enough to the property to know what requires attention.

As River Precinct grows, that approach remains unchanged.

Know the property.

Maintain the standard.

Protect the value.

“The standard of management should reflect the quality of the property.”
